All bookings for holiday caravans/cottage are accepted subject to the following conditions: :
A deposit of £60.00 per week is required at the time of booking, the deposit is non-returnable unless you take our optional Cancellation Plan as detailed in our Tariff at £3.00 per night for Holiday Caravans and £4.00 per night for the Cottage. Once a reservation is confirmed by us, the hirer is responsible for the full amount of balance due. The balance is due and to be received by the Management 28 clear days before the first day of the booking, no reminder will be sent. If the balance is not received by then the right is reserved to re-allocate the booking.
An acknowledgment will be sent for each deposit, but not for the balance unless a stamped addressed envelope is enclosed.
The number of persons including children occupying and using holiday caravans/cottage must not exceed the stated six/four berths.
The holiday caravan/cottage is available after 3.00 p.m. on the date of arrival until 10.00 a.m. on the date of departure.
The main Park is protected at night by a height restricting barrier at the Park entrance. This barrier restricts all vehicles over 2m or 6’ 6” from entering/exiting between the hours of 10.30 p.m. and 8.30 a.m.
Up to 2 dogs are welcome in some holiday caravans and the cottage but are to be kept on a lead at all times and exercised OFF the Park (our Field Trail which leads to the Donkey Sanctuary is only 30 yards from the Park entrance). Dogs must not be allowed onto the seating area or the beds. Dogs are not to be left unattended in either holiday caravans or cottage.
Damage to holiday caravans/cottage or equipment should be reported to the Management at once and replaced or repaired to their satisfaction before leaving.
Hirers undertake to leave the holiday caravan/cottage and all utensils in a clean and tidy condition.
Please bring your own tea towels and towels, otherwise all holiday caravans /cottage are fitted to a very high standard.
The right is reserved to refuse acceptance or to terminate the visit of any person or persons whose conduct is detrimental to Oakdown or to guests on the Park. No refunds will be given of ANY monies already received if this right is implemented and we shall not be liable for any extra costs incurred by you.
The owners will use every reasonable care to hand over the holiday caravan/cottage in excellent condition, but cannot accept any responsibility for any loss or damage to your property by theft or otherwise or for personal injury. This does not however affect your rights if loss or damage or personal injury occurred through fault on our part.
For safety’s sake we do not allow the use of bicycles, skateboards or flying of kites on the Park. Every endeavour will be made to allocate to guests the holiday caravan of their choice, however it must be clearly understood that acceptance of a booking is not conditional on the allocation of a particular holiday caravan, and we will not contract to guarantee the provision of any specified holiday caravan.
If you expect to arrive after 6.30 p.m. it helps if you confirm this when forwarding your balance of rental.
All vehicles must be parked within the allocated parking space, extra vehicles will not be accommodated unless prior notification is given in writing.
The information regarding your reservation will be stored on computer for the purpose of future distribution of our advertising material. For the purpose of the Data Protection Act 1984 the signing of the booking/reservation form confirms your agreement unless you inform us otherwise.
We seek to provide the very best service to all our guests and have a specially prepared access statement available which describes the facilities we have to offer on the Park. This includes a copy of our Terms and Conditions and a Booking Form, both in large print. If you would like a copy, or wish to discuss any other special needs, please make our booking staff aware. Our full Health and Safety Action Plans are available for inspection in Reception.

A deposit of £30.00 per week or part week is required at the time of booking, for all units including those from storage, the balance is due to be paid at the commencement of the holiday. The deposit is non-returnable unless you take our optional cancellation plan as detailed on our Tariff at £2.00 per night.
Please advise us if you are likely to arrive later than 6.30 p.m. If we have not heard from you by 9.00 a.m. the day following your expected arrival we reserve the right to re-let your pitch.
An acknowledgment will be sent for each deposit received.
It is regretted that no refunds can be made if guests depart prior to the end of the booked holiday.
All sites must be vacated by 10.30 a.m. on the day of your departure otherwise an extra night’s rent will be charged. You are requested not to arrive before 11.30 a.m. Latest arrivals 10.00 p.m. at all times.

Ground Sheets: On grass pitches only the aertex type of ground sheets will be permitted. No restrictions on hard standings.

Guests are expected to respect their neighbours by keeping noise levels to a minimum between the hours of 10.30 p.m. and 9.00 a.m.

Gazebos will only be allowed if no awning is erected. If a gazebo is erected it will be charged as a full awning. Sun canopies will be charged as a porch awning.
