Holiday Terms and Conditions

Caravan Leisure Lodges and Cottage Retreat conditions:

  1. A deposit of £60.00 per week is required at the time of booking. Once a reservation is confirmed by us, the hirer is responsible for the full amount of balance due.
  2. The balance is due and to be received by the Management 28 clear days before the first day of the booking, no reminder will be sent. If the balance is not received by then a £20 surcharge will automatically be added, or the right is reserved to re-allocate the booking.
  3. No deposits or balances of rental are refundable for ANY reason. You are strongly advised to ensure that you have cancellation insurance to cover against loss in unforseen circumstances. Any amendments to your original reservation will be charged a £10 administration fee. An acknowledgment will be sent for each deposit, by email or in the post but not for the balance unless a stamped addressed envelope is enclosed, or your email address supplied.
  4. The number of persons including children occupying and using the Caravan Leisure Lodge/Cottage must not exceed the stated six/four berths.
  5. The Caravan Leisure Lodge/Cottage is available after 3.00 p.m. on the date of arrival until 10.00 a.m. on the date of departure.
  6. The Park is protected at night by height restricting barriers at the Park entrances. These barriers restrict all vehicles over 2m or 6’ 6” high from entering/exiting between the hours of 10.30 p.m. and 8.30 a.m.
  7. Up to 2 dogs are welcome in some Caravan Leisure Lodges and the Cottage but are to be kept on a lead at all times and exercised OFF the Park (our Field Trail which leads to the Donkey Sanctuary is only 30 yards from the Park entrance). Dogs must not be allowed onto the seating area or the beds. Dogs are not to be left unattended in either the Caravan Leisure Lodges or Cottage.
  8. Damage to the Caravan Leisure Lodge/Cottage or equipment should be reported to the Management at once and replaced or repaired to their satisfaction before leaving.
  9. Hirers undertake to leave the Caravan Leisure Lodge/Cottage and all utensils in a clean and tidy condition.
  10. The right is reserved to refuse acceptance or to terminate the visit of any person or persons whose conduct is detrimental to Oakdown or to guests on the Park. No refunds will be given of ANY monies already received if this right is implemented and we shall not be liable for any extra costs incurred by you.
  11. The owners will use every reasonable care to hand over the Caravan Leisure Lodge/Cottage in excellent condition, but cannot accept any responsibility for any loss or damage to your property by theft or otherwise or for personal injury. This does not however affect your rights if loss or damage or personal injury occurred through fault on our part.
  12. For safety’s sake we do not allow the use of bicycles, skateboards or flying of kites on the Park. Every endeavour will be made to allocate to guests the Caravan Leisure Lodge of their choice, however it must be clearly understood that acceptance of a booking is not conditional on the allocation of a particular caravan leisure lodge, and we will not contract to guarantee the provision of any specified Caravan Leisure Lodge.
  13. If you expect to arrive after 6.30 p.m. it helps if you confirm this when forwarding your balance of rental.
  14. All vehicles must be parked within the allocated parking space, extra vehicles will not be accommodated unless prior notification is given in writing.
  15. The information regarding your reservation will be stored on computer for the purpose of future distribution of our advertising material. For the purpose of the Data Protection Act 1984 the signing of the booking/reservation form or your email confirms your agreement unless you inform us otherwise.
  16. We seek to provide the very best service to all our guests and have a specially prepared access statement available which describes the facilities we have to offer on the Park. This includes a copy of our Terms and Conditions and a Booking Form, both in large print. If you would like a copy, or wish to discuss any other special needs, please make our booking staff aware. Our full Health and Safety Action Plans are available for inspection in Reception.

Touring Pitches, Camping Pods & Shepherd Hut conditions:

  1. A deposit of £30.00 per week or part week is required at the time of booking, for all units including those from storage. The balance is due and to be received by management 28 clear days before the first day of the holiday. No reminder will be sent. If the balance is not received by then, a £20 surcharge will automatically be added, or the right is reserved to re-allocate the booking.
  2. No deposits or balances of rental are refundable for ANY reason. You are strongly advised to ensure that you have cancellation insurance to cover against loss in unforeseen circumstances. Any amendments to your original reservation will be charged a £10 administration fee.
  3. Please advise us if you are likely to arrive later than 6.30 p.m. If we have not heard from you by 9.00 a.m. the day following your expected arrival we reserve the right to re-let your pitch.
  4. An acknowledgment will be sent for each deposit received, but not for the balance unless a stamped addressed envelope is enclosed.
  5. It is regretted that no refunds can be made if guests depart prior to the end of the booked holiday for any reason, including weather conditions.
  6. Touring Pitches must be vacated by 10.30 a.m. on the day of your departure otherwise an extra night’s rent will be charged. You are requested not to arrive before 12 noon. Latest arrivals 10.00 p.m. at all times.
  7. Pods and Huts must be vacated by 10.30 a.m. on the day of your departure otherwise an extra night’s rent will be charged. You are requested not to arrive before 3.00pm. Latest arrivals 10.00 p.m. at all times.

  9. For obvious reasons of hygiene and health dogs must be kept on a lead at all times and exercised off the Park (our Field Trail which leads to the Donkey Sanctuary is only 30 yards from the Park entrance).
  10. Ground Sheets: On grass pitches only the aertex type of ground sheets will be permitted. No restrictions on hard standings.
  11. For safety’s sake we do not allow the use of bicycles, skateboards or flying of kites on the Park.
  12. The right is reserved to refuse acceptance or to terminate the visit of any person or persons whose conduct is detrimental to Oakdown Touring Park or to guests on the Park. No refund will be given of ANY monies already received if this right is implemented and we shall not be liable for any extra cost incurred by you.
  13. Guests are expected to respect their neighbours by keeping noise levels to a minimum between the hours of 10.30 p.m. and 9.00 a.m.
  14. The owners cannot accept responsibility for any loss or damage to your property by theft or otherwise, or for personal injury. This does not however affect your rights if loss or damage or personal injury occurred through fault on our part.

  17. Gazebos will only be allowed if no awning is erected. If a gazebo is erected it will be charged as a full awning. Sun canopies will be charged as a porch awning.
  18. Every endeavour will be made to allocate to guests the pitch of their choice, however it must be clearly understood that acceptance of a booking is not conditional on the allocation of a particular pitch, and we will not contract to guarantee the provision of any specified pitch.
  19. Touring caravans manufactured by Hobby Caravans and Fendt Caravan are not accepted on the Park.

WE RESERVE THE RIGHT TO ALTER PRICES AT ANY TIME WITHOUT FURTHER NOTICE DUE TO CIRCUMSTANCES BEYOND OUR CONTROL.
